The Inn at Lathones enters Fife commercial property market

Historic East Neuk coaching inn five miles from St Andrews is looking for a buyer 

Historic East Neuk coaching inn The Inn at Lathones has been put up for sale and is being marketed by chartered surveying firm DM Hall.
The Largoward guest house, near St Andrews, comprises a series of buildings – some of which date back more than 400 years.

It comprises a lounge bar, 34-cover restaurant, function suite (which is thought to be its oldest part) and 21 bedrooms, with a number of period features.
Rated as a three-star inn by VisitScotland, the business is said to have a good reputation for food and local seasonal produce.
The property has various extensions and additions, including the Old Smithy, Coachmans, Hayloft, and the Old Forge Lodges and Suites, with the development forming a courtyard-style setting with an attractive garden area. There is also a two-bedroom flat, which is currently used as office/staff accommodation.
The Stables has operated as a local music venue and for functions including smaller weddings, celebrations and party nights. The Inn at Lathones is also licensed for civil ceremonies.
Income for the year to April 2017 was just short of £600,000 net of VAT, with income from accommodation comprising circa 55% of income and the remainder from sales of food and drink.
